30 | Renting My BTL For Record Levels 🚀 + Coaching!


Hey everyone! 👋

It's been a crazy 3 weeks since I last got in touch. We finished the buy to let and I shared some images of the finished product along with all of the final numbers.

If you missed it, in a nutshell it's a 30% ROI project and has performed way higher than anticipated when I took it on. The best news, since putting it on the market, I had over 75 rental enquiries in 10 days AT RECORD BREAKING RENTS!

The average in the area for a 3 bed semi is around £550 - £600. My BTL went onto the market at £780 knowing that I was offering a more premium product, and this didn't deter anyone.

75 enquiries later, everybody who got in touch had to fill in an enquiry form with all their information so I could run affordability assessments against the rent and identify issues with CCJ's, smokers, pets etc.

I whittled it down to 13 viewings, and offered to a lovely family who are about to move in next week. It's also been great fun building the online systems and processes to manage the whole process - most of it has been pretty automated.

Collecting enquiries, generating filled enquiry forms and then the whole booking system and reminders were also all automated. I'm going to be creating a whole video series about how to use online software for free to create a smart, automated business process & system.

🏡 1-1 Coaching

A lot of people have been asking about whether I offer 1-1 coaching. 🤔

When I set up WTF Property Investing and my YouTube channel, the intention was to offer as much free content as possible and think about the 'freemium' model later down the line.

Well... we're a year and a half old, the audience is growing, projects are happening and I'm at a stage where I can start to confidently transfer knowledge both from my several years in banking and now working for a wildly successful startup, combined with property knowledge and experience to deliver value.

I'm a huge fan of the 1-step ahead mentoring model, there's often a lot of imposter syndrome with coaching and mentoring, and it gets a pretty bad wrap due to some bad apples in the property world.

But unlike those who are 20-year veterans (or fake gurus), they're not relatable to the everyday beginner investor like me and you. So having someone who is a few steps ahead, experiencing the same problems can actually be a huge benefit.

Your mentor or coach doesn't need to be an industry expert!

So that's what I'm offering! Today I finally launched my 1-1 coaching, this can be a one off or a regular occurance at your own pace and frequency.

I get it, you're feeling a little bit frustrated, not quite sure where to go and how to start in the world of property.

This is about giving you clarity on your problems. I can't change your life in an hour, but I can give you clarity, direction and challenge you on your problems, concerns and challenges by injecting my business, financial and property knowledge.
