🏡 Why Has The Property Market Not Crashed?

It's been a few months. I don't tend to spam your inbox with lots of these emails for those who have been subscribed for a long time to my updates. As usual, if this newsletter isn't for you - there's a link at the bottom to remove yourself from the list.

What's going on in the property market?

My latest YouTube video explores the latest figures and provides a balanced view of what's happening in the property market. Rishi is celebrating halved inflation, which doesn't mean things are going down; they are increasing slower.

House prices are down Year-On-Year. However, that is compared to this time last year when growth was super hot, so yes, at some point, that has to come down. Relatively speaking, we haven't had any real property crash; it's almost flat.

You can see here even though the year-on-year stats make it look like the market has crashed 10%, when you look at it versus the past few years, the high-interest rates have meant the growth has stopped (finally), but the market is fighting hard to stay up.

🏡 Renovation Latest

We've been in the new house outside of London for just over a year; it's felt quite slow due to the time taken to go through planning, working with architects, and waiting for our main builder to start in 2024. But I did start with the kitchen to get it going; we have the kitchen stored up and have started knocking down walls and putting in steels. The new open-plan kitchen will be pretty much done in January.

We're just waiting for the sliding doors to be fitted by ExpressBifolds, and then the plasterer will start the day after. We've already completed all the first fixes for electrics. Due to basement access underneath, I can do both the first and second plumbing fixes once the units are in place.

We also designed and ordered the kitchen from DIY Kitchens. I'd heard so much about the company about their quality units and cheap pricing, and because they all come pre-built with doors already hung and fitted - you just put them into place, ensure it's all level, then the kitchen is fitted - it's super easy.

Current Progress

The main wall is knocked through, the new subfloor is down, and I've taped out the units. We're just insulating the external walls to prepare them for the plasterer. You can see the shape now coming together.

I have lots of filmed content, just need to edit everything together and will share all the progress up to this point in video form soon!
