The 7-Figure Renovation Begins

It's been a busy few months, so I've been a little quiet on emails.

We finally moved into the big renovation project outside of London after a stressful 8 month conveyancing process and the house almost falling through (classic).

Planning permission has been submitted and we're starting to rip out the house, however living in a project that you're doing up is always tricky with logistics!

After we bought the house, a house 4 doors down the road sold for £1.5m in cash to a famous band member, so I need to re-asses the GDV figures on this as it's massively surpassed what I expected the street would achieve, but it's going to be a real 'unicorn' deal. It's a personal project / own home so not in the limited company, but still a huge journey ahead and the same principals apply. The best bit is that the capital gains is tax free on this 🚀

Planning is submitted on the new project house!

This is an old 1950s house in a beautiful conservation area. The architects have done a great job bringing the house to life and adding some interesting elements to it.

It's a real beaty. At least... it will be!

I'm doing a lot of the work myself on this one, mainly because it's not in the investment company or group that I have, meaning there's no pressure on bridging finance, interest or anything like that.

Also I'm trying to stretch the renovation budget as far as I can, so while working Remotely, I can use my lunchtime, before and after work to spend time getting the house right and planning out everything. I will sub out a lot of trades as we go further down the line but for the moment, I can save a few thousand pounds by stripping the house out myself - plus it's good exercise!

📚 Property Course Coming soon

I'm also working on a property course, it's been a few months in the making, thinking about the structure and content but having worked both in banking for several years, and currently working in a VC backed unicorn startup turned scaleup now worth somewhere north of $3bn - there's a lot of experience I'd love to share, along with what I've learned myself in property.

The idea is to pack it full of value and really overdeliver on the promises to help you start and scale a property business, learn about renovations, project management, finance, strategies, business planning and more. It's partly why I started the whole 'What The Flip' stuff - to help others get started and learn along the way as I learn. Since completing a successful project, currently working on a 7 figure beast, now is a good time to start thinking about how I offer a premium product amongst this cool little brand we have going on here.
